This custom, upscale executive home was designed and finished in June, 2006 with meticulous eye for details by a local Gulf Breeze surgeon and his wife.

It is an Arthur Rutenberg St. Augustine VI floorplan, placed on a 1.04 acre estate lot. The house has an estimated 3636 square feet of living space, and estimated 4965 square feet under roof. Upon arriving at the home, one of the first and foremost beautiful visual elements seen by visitors are the wrought-iron "Castle Entries" nine-foot double doors, hand-forged in Monterey, Mexico. These were special-ordered and custom-installed at great expense. They are extremely robust, with heavy-weight construction, but open smoothly and easily with one finger. The Leisure room boasts an intricate, hand-made custom entertainment built-in for a large Hi-Def television, with dual cabinets, display alcoves, and wiring for 5.1 surround sound, cable TV, satellite TV, dual internet connections, and XM radio antenna feed.
The built-in media center also is the hub for the 10-speaker whole-house stereo sound system, allowing music and entertainment throughout all the interior of the home and both patio lanais (all spaces and rooms are on individual volume controls).

Toilet fixtures are almond Kohler Memoirs collection, with Moen Kingsley brushed nickel fixture, and faucets.
All bathrooms feature centralized attic fans for low exhaust noise.


The washer-dryer room features both natural gas and electric hookups, with a closet, a deep utility sink, and high cabinets with an additional shelf for extra storage. The communications cabinet is tastefully hidden behind the door for easy access to phone, internet, cable and satellite TV connections.

The home features two natural gas fireplaces (both capable of burning wood with full chimneys) made with stacked stone and full hearths. The stone design elements are echoed in both indoor and outdoor fireplaces and on the beautiful and functional outdoor kitchen facade and chimney. The living room fireplace is pre-wired for a flat-screen television above the mantel.




The outdoor kitchen features a full-size Jenn-Air stainless four burner natural gas grill with additional sear burner, smoker tray, electric start and infrared rotisserie. The outdoor kitchen also has a sink, matching refrigerator and a stainless steel Broan exhaust hood with infrared heating lamps and halogen lighting. The backsplash design incorporates tile elements found throughout the home's interior.


There are two large outdoor patio lanai sitting areas with ceiling mounted music speakers and ceiling fans, and textured painted concrete surface for safety and beauty. These areas are great for entertaining guest or just relaxing in front of the fireplace with family or a few friends.

The geometric gunite pool is 12,500 gallons with a natural gas heated pool & jetted hot-tub, three waterfall features, with a sunning area and two swim-outs. The pool was a $65,000 upgrade to the home. The pool has a water level "auto-fill" system, and an automatic chlorinator costing only $60 per year to maintain chlorine levels perfectly. The patio area was oversized from the standard dimensions, and features a covered bronze-finish lanai screen. The screened lanai prevents insects and debris from entering the pool area, and makes the lanai an insect-free delight, but pool cleaning becomes a very easy, infrequent event.



The garage features a three car design, with full cable TV, phone and internet hookups for the best "man-cave" possible. The extra-deep garage design allows additional space along the back wall for a workbench, lawn equipment, refrigerator, and storage shelving without hindering access.
Extra fluorescent fixtures were installed in the garage by the owner and provide lots of task lighting for shop work. Extra electrical outlets were placed throughout the garage, including outlets on the wall between the garage doors for easy access for powering equipment on the driveway.

There is access to a large walk-up attic storage space located in the center of the garage.
The garage doors have Genie screw-drive units with lifetime warranty, and outside mounted remote keypad. The pedestrian door features a keypad deadbolt for keyless entry.
The garage is stubbed for an outdoor sink. The garage also has a second hookup for an outdoor refrigerator w/ice maker, especially nice when working outdoors.

The landscaping has been professionally designed, featuring many low-water native trees and plants, and flowers to attract butterflies and hummingbirds. The deep well provides rust-free irrigation for pennies a day, with eight-zone programmable digital control. The home features Empire Zoysia grass for a softer texture, lower maintenance, and lower water requirements.



The front of the home features decorative night-time landscape lighting.
Mulched areas front and back have full weed control fabric for low maintenance.
The home has architectural durable rust-free aluminum fencing with wrought-iron appearance and three gates. One side gate is double-wide for lawn tractor access. Another arched decorative gate in the back yard leads to the forested rear portion of the lot, which has a split-rail fence on the far property line.



The HVAC system features dual 3-ton efficient Trane A/C units with dual digital programmable thermostats, and dual variable speed air-handlers for superb humidity control inside the house. These Trane outdoor units also double as energy-efficient heat pumps on cool nights. Foil-backed radiant barrier roof sheathing was installed at extra expense during construction to enhance the "green" energy-efficiency and dramatically lower cooling costs during the Summer.

A quality low-maintenance Guardian natural gas-powered 15kW generator powers the home, refrigerators and air conditioners indefinitely in the event of an unexpected power-outage.

The circular driveway is 14 feet wide and parking areas are oversized in all dimensions for easy entry and exit from all three garages, while allowing 15-car entertainment parking.

There are hundreds of construction and design details that you may not notice, but were chosen to ensure the high-end quality and integrity of the home.

The dryer and water heater areas are set up for both natural gas and 240v electric.

The home features a hot water circulating pump for instant hot water throughout the house. The master bath is powered by a tankless water heater.

A dozen electrical outlets were installed with Christmas lighting in mind: switched outlets in the eaves, outlets centered below all windows, and outlets for lighting fireplace mantles.

Extra water and electrical outlets were installed around the sides of the home, and an over-height utility wall to hide the refuse receptacle from driveway and street view.
